7 Signs You Need a Roof Replacement (Don't Ignore #4)
Not every roof problem requires a full replacement — but some signs mean it's time. Here are the 7 most common warning signs we see on Polk County roofs, and what each one means for your home.
1. Your Roof Is 15–20+ Years Old
In Florida's climate, asphalt shingle roofs typically last 15–25 years — shorter than the 25–30 years you'll see on manufacturer packaging (those numbers are based on milder climates). If your roof is approaching or past the 20-year mark, it's time for a professional inspection, even if it looks okay from the ground.
Many Polk County homes were re-roofed after the 2004–2005 hurricane seasons. Those roofs are now 20+ years old and reaching end of life.
2. Curling, Cracking, or Missing Shingles
Shingles that curl at the edges, crack down the middle, or go missing entirely are showing their age. A few missing shingles after a storm is a repair issue. But if you're seeing widespread curling, cracking, or shingles blowing off regularly, the adhesive strips have failed and the entire roof is compromised. Replacement is the right call.
3. Granule Loss in Gutters
Check your gutters and downspout splash areas after rain. If you see piles of dark, sand-like granules, your shingles are losing their protective coating. Some granule loss is normal on new shingles, but heavy granule loss on an aging roof means the asphalt is exposed to UV — and the shingles will fail quickly.
In Polk County's intense UV environment, granule loss accelerates faster than in northern states.
4. Active Leaks or Water Stains on Ceilings
This is the one you can't ignore. Water stains on your ceiling, walls, or in the attic mean water is getting past your roof. While a single leak can sometimes be repaired (failed pipe boot, damaged flashing), multiple leaks or recurring leaks in the same area usually indicate systemic failure.

5. Sagging Roof Deck

6. Daylight Through the Roof Boards
Go into your attic on a sunny day and look up. If you can see pinpoints of daylight coming through the roof boards, water can get through those same openings. Small holes can sometimes be patched, but widespread daylight penetration means the decking and roofing material are both compromised.
7. Your Energy Bills Are Rising
A failing roof often means failing ventilation and insulation. If your cooling bills are climbing despite no changes in your HVAC system or habits, your roof may be part of the problem. Proper attic ventilation (ridge vents, soffit intake) keeps your attic temperature down and reduces the load on your AC — something a new roof installation addresses.
Repair vs. Replacement: How to Decide
As a general rule:
- Repair if: Roof is under 15 years old, damage is isolated to one area, one leak from a specific source (pipe boot, flashing), limited missing/damaged shingles.
- Replace if: Roof is 15–20+ years old, damage is widespread, multiple leaks, sagging deck, heavy granule loss, or you've had 3+ repairs in 2 years.
